With the project on Fabrica de Cărămidă (The Brick Factory) Street, ADN BA returns to
Bucureștii Noi-Bazilescu area, this time on the site located at the edge of the regular plot, right on the place of the former Pescărușul (the seagul) sports base. In this still quite domestic context, a lower housing density and a slightly reduced land use intensity than in central areas are both possible and even necessary. This gives rise to a unique urban solution in the office’s portofolio: a series of isolated volumes on the plot, an intermediate-scale housing in urban villas, with the added complexity of working with the site’s topography.
Housing Typologies
The design theme also called for a series of row houses, which the proposal groups on the north and south sides of the site, connecting with the individual houses in the immediate vicinity. A third proposed typology is a bar-type building, a kind of hybrid with row houses undereath and two levels of apartments above. What’s interesting here is the double opening of the volume, with theground-floor duplexes having alternate access on one façade or the other, and a staircase for each of the apartments above, open towards each of the long façades.
Living in the park
Common spaces or functions only appear in the form of outdoor spaces. This is understandable, given the less dense habitation and a site which is still very well-connected to the city. The masterplan proposes series of leisure spaces on the strip of land along the lake and the alveolus in the northern part of the site, as well as, in principle, a recreational function in the northern pocket of the site.
